Starting an ADU can be intimidating without proper guidance, we recommend everyone first starts with an Online Property Analysis. This is where we go over property and see if we’re able to help, learn initial setbacks, and figure out your options. You’ll also get the answers to your general questions before starting the project. No pressure, no cost.

Do You Really Handle 100% of the Project?

YES! Framework First is a complete one-stop shop for getting a fully-finished accessory dwelling unit (ADU). The only required work is picking out which model you like, customizing it the way you want, choosing which add-ons you'd like, and signing off on a few documents.

We do property-specific research to determine if your property qualifies, gather all necessary permits for your project, and take care of anything that is necessary for the adding housing to your property.

Including all construction materials & labor, foundation work, site work, plan submission, permits, all finish work, appliances, cabinetry, and much more.

What's an Accessory Dwelling Unit (ADU)?

An accessory dwelling unit (ADU) is a secondary unit or home added to a property with an existing residence with all the necessities for living. Detached ADUs drastically differ from any other backyard structure, such as a detached garage, shed, guest house or any work station. ADUs have water & electrical hookups with a full kitchen and bathroom.

Is the ADU the Same as a Home?

Detached ADUs are installed on a permanent foundation and are legally recognized as permanent residential structures for long-term living. Detached ADUs are just like your primary home, except that they have a different name and few specific setbacks.

Who are ADUs For?

ADUs are perfect for those looking to increase living space on their property quickly and without altering their main residence.

At Framework First, we often see our ADUs / homes being used for a few reasons: housing family, for rental income, art/work studio or to downsize and use as their primary residence. 

All California homeowners are allowed to have an ADU on their property, however depending on your property you may need to do some additional work or follow additional guidelines.

Is Modular the Same as Manufactured?

No! We build modular homes. Modular homes are considered permanent residential structures that increase property value.

Manufactured homes are considered mobile homes and do not increase in value, nor are they permanent structures. Modular homes are built with longevity in mind and significantly stronger than manufactures homes. They also follow completely different codes for what’s allowed.
